Accuracy and Limitations

We work hard to keep rates, program limits, and cited figures current. Sources include the Consumer Financial Protection Bureau, the U.S. Department of Housing and Urban Development, the U.S. Census Bureau Manufactured Housing Survey, and published FHA, VA, and Fannie Mae guidance. Interest rates, program caps, and loan availability change frequently, and any number you see here can fall out of date between our reviews. We make no warranty that content is complete, accurate, or current on any given day.

The amortization formula we use is the standard one banks apply to installment loans, but our calculators do not include every fee a real loan might carry. Origination fees, points, closing costs, prepaid escrow, and lender-specific charges are not modeled. Your real APR and total cost will likely be somewhat higher than a simple principal and interest estimate.
